Five essential practices to maximize seal life and prevent costly water damage and downtime.
Visual inspection takes 30 seconds and prevents hours of downtime. Look for cracking, hardening, or compression set (permanent flattening).
Don't wait for leaks. Replace seal kits at the manufacturer's recommended interval — typically every 12–18 months for silicone, 18–36 months for EPDM.
Old seal residue and mineral deposits in the groove prevent the new seal from seating properly. Clean with a brass scraper — never steel, which scores the groove.
Silicone seals require silicone-based lubricant only. Petroleum-based lubricants degrade silicone. EPDM seals should be installed dry or with water-based lubricant.
